Professionalism and precision
It was very thorough and informative. Also, the inspection was conducted on time and efficiently. Furthermore, the inspector was knowledgeable, informative, friendly and open to as many questions as we could think of.
The inspection was a lot more thorough than I thought it was going to be (which is great!). I feel very confident that I know exactly what I’m buying after the inspection was done. The inspector was very nice and open to answer any questions that I had. Along with pointing out all of the deficiencies, whether they were minor or a bit more important, they provided suggestions on how to fix these problems. I would recommend this company to anyone that is in need of a home inspection.

Chris was very thorough, he invited us to walk with him which we opted to do, and explained all areas he planned to put in his report. The report was thorough and had accompanying photos which will really help us stay on track with his recommended maintenance. This is a new type of property for us so this was especially helpful for us to understand aspects of rbis particular rural home.

While I understand your concerns, it's important to consider the current economic landscape where costs, including those for gas, are notably high. When unforeseen circumstances arise, such as items not being accessible or disclosed during the initial inspection, it necessitates additional trips to the property, incurring significant expenses for our company. It's essential to note that we cannot be held responsible for issues beyond our control. Any frustrations should ideally be directed towards the seller or listing agent for not ensuring the property's readiness during our initial visit.
Furthermore, we haven't yet received payment for the re-inspection, and I kindly request your attention to this matter.

The inspector mentioned things in the main report that were issues and safety risk did not put it in the summary. Mistakenly identified the obvious. Overstated that a electric panel for the 1960s and 70s that had been recalled and the company went bankrupt still fine.

Pre and post retrofit energy assessments were completed quickly and effectively and on schedule. Gavin is very knowledgeable, informative and personable. He let us know what he was doing at all times. Initial pre retrofit assessment report took a little longer than advertised. Otherwise we were very happy with the service provided by Amerispec.

Comprehensive and detailed inspection report with easy read summary.
Sean the inspector did the bare minimum. He did not go the extra mile for me, the paying customer, to ensure things were in proper working order. Additionally, Sean did not ascertain the proper functioning of the emergency shutoff switch for the boiler. Sean told me "there's no guessing here, if we don't know we will find out." Well we still don't know and in the 60 minutes Sean was inspecting he sure did not find out. Sean is an employee scared of the bureaucracy - he told me he was not to assume any liability and therefore did not turn on the water on the toilets to ensure their working order. This mentality extended to all things he claimed to have inspected and his report was wanting for detail. Any major defect was punctuated with "recommend having an expert look at it." Why did Sean even look at it then? Seems his expertise is not in home inspecting. Worst $500+ I have ever spent and as a first time home buyer I am left fearful of the actual condition of the home. I would like a refund on the home inspection to make this right. If Amerispec was the only inspector in town, I'd tell my friends and family to move to a new town as any of their work can not be trusted.
