I suggest your looking at shortening your standard "boilerplate" comments on the items that you looked at on your checklist.
If you did not find a defect, the reader does not not need to read a paragraph discussing the item.

The overall professionalism, from the first phone conversation and follow up emails with Chris to the actual inspection with Stephen. Chris effectively communicated with me, answered all my questions, and managed my expectations prior to the day of the inspection. On the day of the inspection Stephen took time with me before starting to answer questions and walk me through the process. The pleasant demeanor, Reg is educational and takes his time to explain his findings...Very knowledgable... and very responsive when you reach out to him... I understand that we are all busy however, we are only busy because of our clients. Eventhough he is dealing with clients he finds the time to respond without wondering if you recieved the message...
