Colleen was a wonderful, very thorough inspector. So thorough that the seller’s agent begrudgingly said so as we were leaving. But the reason I’m so highly recommending her is that she patiently and completely described everything in the condo she was inspecting, with context about how she knew what she did and what it might imply about other parts of the home (e.g., because it may have been changed to comply with an insurer or local/state laws). She also provided context on not just what it would take to fix things that were broken, but on how difficult certain improvements may or may not be. As a woman who likes to fix things, it’s rare to find someone that doesn’t just address the man present! It was clear that she really cared about buildings. As a first-time potential owner, I feel like I now know every aspect of the home I will hopefully live in.

Inspector was incredibly thorough. He took his time to look at every aspect and answer our questions. After the inspection I had a question on an item and he called me back and talked through it and suggested how we would easily fix the item.

We were impressed by the thoroughness of the report and the detailed photography. The language used was nuanced so we could interpret problems found in terms of 'should we live with it' or 'does it need fixing'. The inspection took place on a Saturday and we were surprised to get the finished report on Monday morning. It was great being able to integrate the report with a termite and radon inspection, saving time/money on a separate contractor. On the down side, there was no review of the sump pump nor of the air conditioner that was not examined while working as the temperature was below the recommended 60 degrees for operation.
