Difficult to find the Forms
Well, for one thing, you could answer me back from my last email request to you regarding agents putting up signs BEFORE having homes listed, taking in interested parties during that time and not having it available to other agents who have clients that are interested in the home but can't get in.
There were two instances, one was for a home across the street from me that had the sign up but it was not listed. Had a banner on it saying, "coming soon". By the time it was listed, it was already under contract and was a short sale. Is this legit and legal?
The other instance was for a home my client was interested in but it was again not on the market but had a sign in front of the home. I was able to show the home but is it proper to put up a sign BEFORE it is listed? That's what I always thought.
Would appreciate an answer to this so I can go about my business legally and ethically.

Jump start program is not necesary and looks like selling technique for post license course, which turns out to be much less from other companies. Like the fact it's cheaper than other associations.

I was looking for a 22.1 disclosure form and couldn't find one.
Organize & efficient, but you could do a better job with contracts. Not as good as the State disclosures that can be typed. Must leave your site to accomplish.

In my opinion all the training that a new Realtor goes through they shouldn't have to deal with a jump start class that's just an opinion.

Utilization of the MLS. I'm new to real estate so this will be a good question to ask in the future.
Truthfully I'm not sure. I was thinking about this and whenever I call I always get immediate answers, your office is always helpful and I appreciate that.
I guess my complaint is the advertising of Century 21 itself, it seems non existent.
Also the frustration I feel that Zillow or Trulia have so much of our information and are not paying the dues I do. Maybe this is not your area of expertise maybe there is somewhere else that I should be writing to. But I've been in this business a very long time and I feel that If I get a listing and the seller is signing with me why do other companies have the right to advertise. I guess I am just frustrated. Thank you
