I wish the municipalities that have requirements like presale inspections would be concern about health and safety only and not be picking on details that are irrelevant. Many times I see about 50 bullet points on the inspection reports like cracked tiles - hole in drywall - bathtub shall be re-caulked etc. Also I am absolutely no supporter of the municipalities having rental ordinances and charging extra money for presale inspections and registrating properties as rentals for a fee - this is in my opinion another fee that goes to municipalities for what? Extra revenue? Are they jealous of investors renting out their properties and pressing them to get money from them? So unfair - everyone shall be treated the same and I believe we are failing to protect that interest of each owner. I feel that investors are being punished for owning rental properties thus many times the rental properties are being maintained better than owner occupied properties yet investors have to pay municipalities extra for owning their rentals and being picked on (perhaps thus municipalities smell money from investors)...find it discriminating. Municipalities can run their own rentals and built their own investment properties and not to punish the investors for doing so. We see so many restrictions out there yet fail to protect the investors that are part of the municipality. The investor pays higher real estate taxes - still responsible for paying all of the bills associated with the property even if the tenant does not pay and yet gets punished to pay extra registration fees and have to do annual rental inspections where the municipality normally will find new items each year. And when the tenant fails to pay the rent - no help whatsoever from the municipality nor courts - more fees that investor is facing. I find this unacceptable and not understanding what right the municipality has to collect these extra fees and access to someone elses property if there is nothing illegal going on.
Other thing that is concerning to me is how can we fight the legal system about our real estate taxes especially in Cook County suburbs sky rocketing??? This is absolutely ridiculous and I feel nobody is concern. Well I am....how come my real estate taxes are higher than my mortgage payment? How come they raised by 25% from last year and lowering them is pretty much impossible since everybody elses went high. I find it very concerning - the assessed value is higher than what we sell for. Everybody's annual salary and benefits go higher yet for us self-employed people it is not - not talking about health insurance (no benefits and every year it goes up).
Another issue that I frequently come across is that the municipalities are taking huge advantage of overcharging the bank owned properties...they will place liens - extra fines - weekly grass cuts on bank owned properties just because they can. I have seen it and I have dealt with them and cannot believe how can they get away with it. Settlement charges of $25K plus for what? Grass cuts that the bank did not do thus the previous owner failed to cut their own grass (bank not being in possession yet) - or fines for decoration that is not seasonal (previous owner) - trash left in front of the property or in the backyard - overgrown bushes...everything by the previous owner where the bank could not do anything not even had any knowledge of such. How can they get away with it but I guess it is a bank - nobody cares, right? Well I do - everybody shall be treated equally and unfortunately we are NOT....banks will pay/ municipalities know that and that is the reason why they do it. So wrong and they we - regular tax payers end up paying for all this fun. Just so wrong and very disappointing!
I would really like to see our association to fight agains:
1) Rental Ordinance (I do not see any positives there - why investors have to pay fee to be able to rent out their own residence)
2) Presale inspections shall be health and safety only (50 bullet points inspection with $20K escrow amount is absolutely ridicoulous)
3) Real Estate Taxes sky rocketing (unable to afford to pay)
4) Municipalities overcharging bank owned properties just because they can get away with it
Not Enough Activities, Training, and Events to Get Realtors Involved with Current Content, Issues, Trends and Changes Needed in Real Estate as the Chicago Association of Realtors.
Mainstreet has to keep up with the changes in the Real Estate Community, Diversity and Inclusion of All from all the suburbs.
