Dock wasn't inspected. I said we had a dock when ordering and the order person failed to mention they you don't look at the dock. Other inspectors within blocks do look at docks. They are easy - but no for you I guess. Inspectors held a conference with me, the other agent and the seller at the end and assured that various items were OK. Leaving me the impression that I need not rush to intervene with the buyers so as to not jeopardize a pretty sizable deal. I was wrong as the buyers (out of town) went to the link and read the report that did not resemble what they took pains to tell us on site. Now I have to negotiate and change in the contract that would not have been necessary if I was able to rely on these guys and your company. You have changed in the past couple of years and I look like a fool because I insisted in using you over local Bat Area Inspectors.

My name is Justin Woodford, co-owner of AmeriSpec Orange Coast Home Inspections. Thank you for taking the time to review our company. I'm sorry the dock was not inspected and that you were not told when booking the inspection. I have spoken to my office staff to make sure this does not happen again. I don't know of many inspection company that do dock inspections because the inspector would need to get into the water to do the inspection properly. I also apologize your inspector didn't go over more items with you at the inspection. The wrap-up is not meant to go over all items in the report but meant to be just a highlight. We always encourage everyone to read to full report. If you do need to negotiate with other parties it is important to wait till you have the full report. Your business is very important to me, so if there is anything I can do to help in the future, please do not hesitate to ask.

I'm not always comfortable with your relationship with Capitol Heating
When inspection was ordered, the order taker was told we had a dock and said simply - OK. At the end of the inspection the inspector(s) said that they do not inspect docks. That was one reason your company was chosen. I consider that misrepresentation on your part.
Also, items that were told to the agents and seller at site as not issues, were written up in the report as issues - some of them were shown to the inspectors by seller as mitigated - the inspectors did not include the mitigation leaving items as issues. This can kill a multimillion dollar transaction.

I also apologize your inspector said items were not issue at the inspection however in the report they were noted as issues. Sometime issues can sound worse in writing than in person. We do understand clients can't always be at the inspection however we do strongly encourage it so there is no miscommunication. Also we can't take the seller's word on items being fix if there isn't proof of the fix. We would hope that information would be asked for in the "request for repairs" part of the contract. Your satisfaction is very important to me, so if there is anything I can do to help in the future, please do not hesitate to ask.
