We found many things that the inspector did not find or notate on his report that should have been checked or looked at more closely such as gaps by fireplace that need to be filled in with caulk, did not check irrigation system that was easily accessible, dryer vent could have been accessed very easily from outside and it was broken. It was disappointing that we were not included in the entire inspection of the house as we have been with other companies so that we could have possibly brought some of the things we are finding to the inspector's attention. We specifically asked if all windows had been checked to be sure they opened and closed properly and we were told yes, but that was not the case because there were some blinds that could not even be opened so that you can open the window, plus the window screens were not checked that were in the attic to be sure they were all in good repair, etc. May be small things, but these are all things that possibly could have been addressed with the owner prior to selling.

Very thorough, yet non alarmist....putting everything into perspective, recommending solutions
to problems found. The binder is very professional, containing not only the report, but also
discounts and general information, helpful to the new homeowner in looking after all aspects
of their home. Even the van has the AmeriSpec logos and is again, professional looking.
I gave my clients a Niagara branch folder from Realty Executives real estate in which your
company took an advertising spot. I was not familiar with your services, so I went on the internet
to find three registered home inspection companies which had good websites and inspectors
who seemed like they had a lot of experiences. I gave these names to my client. These companies did not include AmeriSpec as I had not used the company before and was unfamiliar with the quality of your services. Two of these companies did not respond to my clients' phone calls and the third was rude, according to my clients. As a result, when my clients were reviewing the material in the Niagara file I had given them (I am an Oakville agent), they saw your AmeriSpec advertisement in the folder. They called you, got a response right away, got the time that was convenient and were impressed with the reception that they got. When they told me about all of this, I too was impressed. I also told them that the price of the home inspection was good ($375.00 plus H.S.T.). I attended on their behalf as they had left for a vacation In Africa and the rest is history. I asked Rick for business cards and asked if you had a branch or franchise near Oakville and found that there was one in Burlington. I would hope that the Burlington branch would measure up to my experience with Rick so that I can refer business to both locations. Thanks again for a great experience....I must add one more thing. In my experience, almost every home inspection company I've used ( I think all) have refused to have the inspection report shared with the other side of the transaction (usually, the Sellers). As agents, we have to respect the home inspection companies wishes, which are usually written into the contract. Rick found several issues which could cost my clients a rather large sum of money to remediate. Rick told me to feel free to share the results
of the home inspection with the Listing Agent and her clients, the Sellers. I did so and consequently was able to negotiate a further $5,000 reduction in the sale price of the home. My clients couldn't be happier and in retrospect, I don't think that the report results came as any surprise to the Sellers, although the problems pointed out by Rick, were not obvious from a purely visual perspective...Good job, Rick !!!

It would be great to receive by email after (so perhaps it is coming) a report of what was checked and what exactly you were looking for. There was a verbal discussion and checklist around the air coming in from the windows doors etc. but perhaps know about the insulation level and other areas would have been interesting to know.

Both gentlemen that came to our house were very friendly and fully explained how the program and testing worked.
