I don't think it is within the scope of your DND pricing model, but FLIR pictures of the house from each side, open any suspicious switches or outlets and see if wire is appropriately connected to it. Camera scope of first 12 ft of air ducts from 3 or more vents and the cold air return. More thorough inspection of AC units for status of fins, internal cleanliness, external plant growth etc. Deck and other outdoor wooden structure assessment. Comment on network/multimedia/telephone wiring and outlets. State of carpets and other flooring, worn underpad, gaps in hard flooring, scores/cuts/tears in sheet flooring. Drone footage of attic insulation and roof sheathing. Locate on clean-out, main water shut-off in the house, outside the house, and location of any sump pump drainage point and assessment.

AmeriSpec was great to work with overall. The process of getting the pre and post retrofit audits was fast and efficient and Steve was really helpful answering our questions. I would probably give a 9 or 10 review however there has been a long delay in getting my post retrofit report and I can’t move on with the interest-free Canada Loan until it’s done meaning I’m paying interest on my line of credit waiting…
Cory is knowledgable and brings a calm presence to the inspection = clearly explains issues and how to rectify them....clients walk away from the inspection understanding their future home and what may be needed....no surprises.
2,3 weeks is too much time to prepare the report. We need to get it down to few days.
