Very through. Satisfied on full structual inspection. Alot of minor issues were found that were not thought of as a person looking at a house to buy and doing a self inspection.

The one thing I would suggest is a Technician should never suggest to client to " Negotiate Repairs with Sellers. That is the Realtor role in the Home Inspection to the Purchase Agreement between the buyer and seller. As a Realtor I am suggesting the Home Inspecting Company to the Buyer and I am seeking a thorough and accurate evaluation. Upon receiving the results with the Buyer ( My Client ) - then a determination will be made between Client and Realtor not Home Inspector. When Home Inspector verbalizes that they are crossing the line on their role in the Home Inspection process.

The light was left on in the garage. AmeriSpec was the last one in there. The agent called to have the inspector go back and turn the light off since she was out of town. They told her it was not their responsibility. My seller was furious. He will not let AmeriSpec inspect any of his future properties when he sells or buys.
