I like that your inspectors are thorough and willing to explain to the sellers/buyers "everything they wanted to know about house but were afraid to ask".
I don't like that your report is now becoming 90% disclaimer and 1% information. As a Realtor recommending the service I do expect that the report will contain information that is useful to the client: whether or not there is some sort of air conditioning service, regardless of it being a space pack or a cac for example.

On my last inspection we were doing a buyer inspection even though a pre-listing inspection had been done by another firm for the marketing of the property. The Carson Dunlop inspection was "head and shoulders" above the other inspection in terms of depth of information provided, costs for repairs and time lines and life expectancies.
