I recently had the pleasure of working with Debra Cianci, Robert Scott, and Bettyanne Samarco on a challenging two-week closing involving two properties: a residential condominium at Center City One at Broad and Spruce Street and a deeded parking space owned by a separate company affiliated with the estate which was also located at Center City One Condominium.
From start to finish, Debra, Robert, and Bettyanne did an exceptional job staying on top of every detail and keeping the transaction moving forward. The title work was completed quickly, and Debra and Robert maintained constant communication with me throughout the process, which gave me tremendous confidence that everything was being handled efficiently and professionally.
On the day of settlement, we discovered that an essential document had been inadvertently omitted from the seller's side. Debra, Robert, and Bettyanne immediately consulted with one another and worked quickly and efficiently to obtain the missing document. Thanks to their teamwork and dedication, we were able to resolve the issue and complete both settlements as scheduled.
Their professionalism, responsiveness, and commitment to getting the job done were truly outstanding. I sincerely appreciate the tremendous team effort and everything they did to make what could have been a very complicated transaction a smooth and successful one.

Ten stars for Erin Miller, although I’m fairly certain she would have demanded eleven.
Erin handled our closing at 522 Ridge in Lincoln University, PA, with exceptional efficiency, sharp attention to detail, and what I can only describe as a firm grip on an imaginary whip. I spent the closing copying documents and running back and forth like I was training for the Settlement Olympics. No signature left behind. No Realtor left sitting.
There was one tense moment when the client helped himself to a second cookie. I thought we might need an emergency cookie addendum, but Erin maintained her composure like the consummate professional she is. The transaction survived, and the client was permitted to keep the cookie.
Erin is smart, funny, and a terrific team player. Every now and then, she even beats me at Wordle, a fact she’ll undoubtedly want recorded in the public land records.
My recommendation? A couple of weeks at a boot camp where someone else holds the whistle, just so she can experience life on the receiving end of the orders. Then, of course, a big fat raise and a fully paid vacation to a beautiful spa resort in Barcelona. After keeping the rest of us in line, she’s earned it.
All kidding aside, Erin makes the closing process smooth, keeps everyone on track, and brings a sense of humor that makes working with her a pleasure. I’m grateful to have her on the team, even if I’m still catching my breath.
