The following comments were submitted by our customers when asked to provide feedback on our service. Communication is always critical for all concerned. Normally, if there is a question relating to the inspection, we encourage notifying us so we can resolve your problem. After reviewing your roof conditions as stated in the report, it did say: “Patching observed at various locations. Unable to determine effectiveness.” There was also a picture of the patched area and after reviewing the concerned area, it was our opinion the patched area was doing as intended; repelling water. It may not have been repaired in a "normal" manner; If we called out all things that were not repaired in a normal fashion, we would be criticized for being too "picky." Had we been notified, we would have sent out a roofing contractor to review and/or repair patched areas if they felt the need to do so.
2. The inspection was completed some 7 months ago.It is possible that the inspector may not have fully latched the blower chamber door. We did report the filters were quite dirty and needed to be replaced in same location where the door was ajar. So, after completion of the inspection, we don’t know if anyone else did any maintenance, such as replacing the filters on the unit. Since it is unknown who did not put the cover back properly, we are sending the home owner a check for a 1 hour service fee as charged by our licensed HVAC provider.
Sometimes our inspectors do miss an item, so we have a 14 day guarantee after closing stating if we miss any visual item during our home inspection, we will correct it at our expense. Communication between both both parties is essential and always results in fewer problems.
